A house is never one thing.

Domivy reads property the way you do: every level, every room, at once. One lease can wrap the whole house. Or every slice can carry its own.

Short-term

Upstairs rents by the night.

The top floor sleeps weekend guests. Calendar updated, cleaning scheduled, rates tuned.

Mid-term

The main floor rents by the month.

A traveling nurse holds it until April. Furnished, invoiced monthly, lease e-signed.

Co-living

The basement runs on its own lease.

Below the grade line: its own tenant, its own rent, its own deposit.

One house. One tree.

Domivy stores it the way it stands: the house, its floors, its rooms, one inventory tree.

  • The house
  • Floor 2
  • Main floor
  • Basement suite

Rent it four ways. Four tools. One house.

Keep scrolling: the same tree, on a live calendar. See every door.

One tree.
No double-book surprises.

Buildings, floors, and rooms live in one connected tree, across every rental type. Book a floor and its rooms block automatically. Inside your tree, Domivy blocks a double-booking before it can save. Across channels, overlaps get flagged before a guest ever sees them.

Ivy doesn’t chat.
She works.

Ivy is the AI co-operator wired into the surfaces where the work happens. She reads what’s on your page, proposes the next move, and waits for you to confirm before anything changes.

She drafts.

Type what you want, like "walnut dining table, $1,200, living room," and Ivy turns it into a structured form ready to confirm. No fields to fill.

She proposes.

One sentence to bulk-update bookings, restock supplies, or move assets between properties. Every action shows you what will change before it changes.

She answers.

Ask anything about the page you're on. "Which assets are out of warranty?" "Which bookings haven't checked in?" Real answers from your actual data.

How it works

Live in a weekend. Not a quarter.

Four steps from download to first rent collected. No migration consultants, no six-week onboarding, no “get back to us when you have time.”

  1. Logo · Colors · Email

    Make it yours in minutes.

Upload your logo, set your accent color, plug in your sender email. Your branded operator app and tenant portals are live before you finish your coffee.

  2. Migrations from 14 tools

    Import everything you already have.

Paste an Airbnb calendar URL. Forward a Furnished Finder lease. Drop a CSV. Ivy parses it and sets up your rentables, rents, and guests in one pass.

  3. Reads your data

    Ivy already read the docs.

Ivy walks you through your first booking, payout, and automation. Ask her anything. She has context on every rentable, lease, and guest you just imported.

  4. Live before payday

Rent starts flowing on day one.

Send your first lease. Rent arrives by ACH (0.8%, capped at $5) or card. Messages route to a unified inbox. Every day you run Domivy, Ivy learns your operation and does more for you.

A note from the founder

I built Domivy because I couldn’t find it.

Running mid-term rentals means stitching together Airbnb, Furnished Finder, spreadsheets, Google Calendar, Venmo, and a dozen text threads. Renting rooms separately? Double that.

Every tool I tried was built for someone else. Hotels, or Airbnb empires, or apartment complexes with 200 units. Nothing understood how I actually operated: short-term one weekend, mid-term the next month, a long-term lease on the unit across the hall.

So I built Domivy. One platform for every way you rent. STR, MTR, co-living, and long-term, paired with an AI co-operator that actually helps. No more 20 tabs. No more copy-paste.

It scales with you, from your first rentable to your thousandth. Same calendar. Same inbox. Same Ivy. Whether you rent a single room on the weekends or run 500 doors across three cities, the app grows with you.

I’d love to have you along for the early days.

Questions

The five that matter most.

How is Domivy different from Hospitable, DoorLoop, or AppFolio?

Most PMS tools pick one lane: short-term (Hospitable, Hostaway) or long-term (DoorLoop, AppFolio, Buildium). Domivy runs short-term, mid-term, by-the-room (co-living), and long-term in one app, with one inventory tree, one calendar, one inbox.

When does Domivy open, and what does founding membership get me?

Public launch is summer 2026. Anyone on the waitlist before we open is a founding member: 3 months free, a small profile badge, and priority support. The first 100 founding members to add a card on file also lock their tier price for life, even when we raise list prices later. The waitlist window closes the day we launch.

Do you work with one property, or do I need a portfolio?

One door. Or 100. Host tier ($19/mo billed annually) covers up to 8 rentables with the full feature set, no starter-tier gating on screening, e-sign, or full Ivy. Tiers grow with you in the same app.

Can I cancel anytime?

Yes. One click in Settings → Billing inside the app. No retention survey. If you cancel during your 3 free founding months, you're never charged.

Is Ivy actually useful, or is it a chat widget?

Two layers. The system runs the routine by rule: rent reminders, late fees, turnovers, calendar sync. Ivy is the judgment layer on top: she drafts replies from the thread, proposes bulk changes, and answers questions about the page you're on. You confirm before anything changes. She lives inside the app, page-aware, working alongside you.

Run every door the right way.
