Manage across owners

One login, multiple owners' properties. Their data isolated at the DB level; you see all, they see theirs.

Fee splits on every payment

Flat or %, per property. Your cut auto-transfers, theirs auto-transfers. No monthly invoicing.

White-label owner portals

Each owner gets a branded portal on your domain. They see their P&L; you stay in control of the relationship.

Per-owner statements

Monthly P&L auto-emailed. Year-end rollup. QuickBooks export. The Sunday chore runs itself.

No per-seat charges

Cleaners, handymen, bookkeeper. Role-based access, up to 20 seats on Empire, unlimited on Enterprise. Legacy PMs charge per seat; we don't.

Shared inbox with roles

Guest threads to the cohost, maintenance to the handyman, owner questions to priority. Ivy triages first.

Three owners, eighteen doors, no spreadsheets

What a co-host's Monday actually looks like.

You manage rentals for three different owners, each with their own portfolio, their own brand, their own demands. Six steps that used to be twelve apps, three group chats, and a Sunday rebuilding spreadsheets.

  1. 8:00 a.m. · One inbox

All 18 doors' guest threads in one queue, color-coded by owner. Ivy already triaged 41 messages, drafted 28 replies, escalated 3 to you. You filter by owner if needed; default view is by priority.

  2. 9:30 · Booking lands for owner A

STR booking confirms on owner A's beach unit. Calendar updates, your management fee (18% on this owner) auto-calculates from the booking total, fee splits queue for transfer at settlement. Owner A sees the new booking in their portal in real time.

  3. 10:45 · Maintenance ticket on owner B

Tenant in owner B's unit reports a broken garbage disposal. Ticket auto-routes to your handyman with photo + unit address. Photo close-out files to the unit; cost gets categorized as a B-property expense automatically.

  4. 1:00 p.m. · Owner C asks for an update

Owner C texts: "How's last month?" You reply with a link to their branded portal. They open it, see February's P&L, see their net-to-owner, see the maintenance log. You don't draft a single sentence of update.

  5. 1st of next month · Statements auto-fire

Three statement PDFs generate at 12:05 a.m. — one per owner — and email from your address with their branded portal link. Management-fee splits already auto-transferred during the month via Stripe Connect.

  6. December 31 · Year-end, no reformat

Three year-end rollups generate per owner, ready to forward to their CPAs. QuickBooks-shaped CSV available on demand. The Sunday accounting chore is now a 5-minute review.
