Domivy vs AppFolio

Enterprise LTR platform. 50-unit minimum. Overkill for most solo operators.

The one-liner

Great if you're at 100+ units and need audit-grade accounting. Actively not for solo operators. They won't sell to you.

The longer version

AppFolio is a real enterprise product with real enterprise muscle, and they price it accordingly. They enforce a 50-unit minimum because supporting a solo landlord isn't their business model. If you're a mid-sized PM company this is a legitimate choice. If you're a solo landlord reading this, AppFolio is on the compare page only because they market to you. In practice you can't buy them.

Who it's built for

The honest ICP read.

Domivy

Solo landlords with mixed stays

Operators running 5–40 units where the mix of short, mid, and long stays shifts by season. You want one calendar, one inbox, one rent ledger, one white-labeled portal . not six tools glued together with spreadsheets.

AppFolio

Long-term landlords

Mid-to-large property management companies with 50+ units. Explicitly does not sell below that threshold.

Switching over

Moving off AppFolio.

hard migrationIvy handles the parsing · your time: ~15 minutes

AppFolio has exports but migration off is a multi-week project in practice. Ivy handles the data. The bottleneck is their side, not ours.

The honest trade-off

What you'd gain. What you'd give up.

No product is universally better. If we can't name what you'd lose by switching, we don't deserve your trust. Here's the honest read.

What you'd gain with Domivy

  • Won't sell to you under 50 units. Full stop, this is written into their ICP
  • Enterprise pricing with a ~$280/mo Core minimum even at the 50-unit floor (you pay for ~200 units, an effective ~$5.60/unit, 4x the advertised $1.40). Rises to ~$900/mo on the Plus tier.
  • No STR channel sync (Airbnb / Vrbo / Booking.com). You run those separately
  • Implementation and onboarding typically takes 4–8 weeks

What you'd give up from AppFolio

  • Deep LTR accounting, tax prep, and GL reporting. Audit-grade
  • Realm-X AI layer is genuinely strong for operators with the scale to use it
  • Excellent maintenance, leasing, and owner portal workflows

If those bullets are what your operation depends on, stay. We'll be here when your portfolio changes shape.
