Month 6 of a 12-month lease

What LTR looks like when nothing's on fire.

Most of an LTR portfolio is uneventful, which is the point — the right system makes the boring middle of a lease almost invisible. Six things that happened across 14 doors this month, none of which needed your attention.

  1. 1st · Rent auto-pulls

    ACH initiates at 6 a.m. across all 14 leases. 13 land same day. One fails (insufficient funds); Day-1 soft nudge auto-sends with the ledger attached.

  2. 3rd · Late-rent escalation

    The one late tenant: Day-3 firmer-tone reminder fires. Day 7 will trigger the formal notice; Day 10 drafts a late-fee notice using your state's prompts. Review with your attorney before sending. You haven't lifted a finger yet.

  3. 11th · Maintenance request

    Tenant in unit 4B submits a leaky-faucet ticket through the portal with two photos. Domivy categorizes plumbing/non-urgent, routes to your handyman, suggests a 48-hour response window in the auto-reply.

  4. 15th · Renewal workflow

    Tenant in unit 7C is at month 6 of a 12-month — 60 days from end. Renewal offer drafts: same terms, new dates, $25/mo bump per your inflation rule. Lands in your inbox; you edit one paragraph and send.

  5. 20th · Notice to vacate

    Different tenant submits notice through the portal for an end-of-month-next move-out. Marketing for the unit auto-flags as "available 60 days out"; your listing template clones from the prior occupancy.

  6. Last day · Owner statements

    Six of the 14 doors are managed for outside owners. Statements auto-generate at 12:05 a.m. on the 1st with management-fee splits, repair line items, and net-to-owner per property. Year-end will roll itself up December 31.
