First of the month

How owner statements close themselves at 12:05 a.m.

If you manage units for someone else, the monthly statement is the chore that used to eat a Saturday afternoon — spreadsheets, manual P&L math, copy-paste into email. Six steps that now happen while you sleep.

  1. 12:05 a.m. · Cron fires

First-of-month job kicks off. Reads every payment, expense, and management-fee line that posted in the prior calendar month, scoped to each owner's units.

  2. Per-property P&L computes

Rent in, channel commissions out, cleaning fees out, supplies out, repairs out, management fee subtracted. Net to owner per property, plus an aggregate per-owner total.

  3. Statement PDF generates

One-page PDF per owner with every line itemized and your management fee called out separately. Branded with your logo (white-label on Empire). Ready to forward to their accountant without reformatting.

  4. Branded portal updates

Owner's read-only portal at your subdomain (e.g. statements.yourbiz.com on Empire) refreshes with the new month. They get a real-time view; you skip the "can you resend last month?" email.

  5. Email lands in their inbox

Statement PDF + a link to the portal email-sends from your address (not Domivy's). Owner reads it on their phone over coffee. Most never reply because everything's there.

  6. The CSV waits

The same data exports as a rent roll CSV, on demand from your dashboard, for your accountant. December 31 fires year-end rollups per owner without prompting.
