Pricing questions

The questions you actually have.

What happens after the 14-day trial?
You pick a plan. No surprise charge. If you don’t pick, your account goes read-only so your data stays safe but you stop getting billed. You can re-activate any time.
Can I upgrade or downgrade mid-plan?
Anytime. Upgrades apply immediately with a prorated charge. Downgrades take effect at your next renewal so you never lose access you already paid for.
Do you charge per rentable like Hospitable or Hostaway?
No. Flat tier pricing. You get up to 8 rentables on Host, 25 on Portfolio, 75 on Empire, and unlimited on Enterprise. The price does not scale linearly with how many doors you own.
What happens if I exceed my rentable limit?
We hold you on your current tier through the cycle and prompt you to upgrade. Upgrades are prorated and apply immediately. Per-rentable overage billing (so you can grow one door at a time without a tier jump) is on the roadmap.
What’s an Ivy action, and what happens if I hit the cap?
An Ivy action is anything Ivy does on your behalf: drafting a reply, chasing rent, scheduling a turnover, answering a portfolio query. Your tier includes a generous monthly cap (250 on Host, 2,000 on Portfolio, 5,000 on Empire). Above the cap, additional actions bill at $0.05 each. Most operators never hit the cap; the overage rate is there so it doesn’t feel like a hard wall.
How does rent collection pricing work?
ACH is 0.8% capped at $5 per transaction. Cards are 2.9% + 30¢ (Stripe’s rate. We don’t mark it up). Apple Pay and Google Pay both route through cards. Most operators save more on payments than they spend on the Domivy subscription.
Is tenant screening included?
Yes, on every tier including Host. The applicant pays for the report directly (~$35-45 for tri-bureau credit + Plaid bank-verified income + criminal + eviction). We don’t mark it up. Most competitors gate screening to a higher tier or markup the report; we do neither.
Is migration really free?
Yes, on every tier, self-serve through Ivy. Forward your leases, paste your calendar URLs, drop a CSV. Ivy imports your rentables, rents, guests, and upcoming check-ins, usually overnight. Empire tier includes a 30-minute migration consultation call where we walk you through it live; the same call is available as a $299 one-time add-on on Host and Portfolio. Can I cancel anytime?
Month-to-month, no contract. Export all your data on your way out. Enterprise plans run on a 12-month term since they include custom SLA and dedicated success.
What about setup fees or onboarding fees?
None. Zero. We make money when you stay because Domivy is better than the alternative. Not by locking you in with upfront fees.
What’s the founding-member price lock?
Two distinct things. (1) Founding-member statusgoes to anyone who joins the waitlist before we open the doors at public launch. Founding members get 3 months free, a profile badge, and a direct line to the founder. No count cap on this: if you’re on the waitlist before launch, you’re in. (2) Lifetime tier-price lock goes to the first 100 founding members to complete signup and add a card on file after launch. Your tier price is locked forever, even when we raise list prices later. The lock is tier-specific (upgrade pays current price; downgrading back to a previously- locked tier restores that lock), non-transferable, and requires a continuous subscription (cancel for more than 60 days and the lock voids). The 100-cap is insurance against unexpected scale, not a marketing scarcity hook; at realistic waitlist sizes most founding members who pay will get the lock. Join the waitlist.
